We build boat cottages across a wide range of sizes — from compact 200 Sq. Ft. structures to large luxury retreats over 1,000 Sq. Ft. Our popular Boat Cottage with Pool covers 396 Sq. LGSF stands for Light Gauge Steel Framing — a modern prefabricated construction system using CNC-machined steel profiles. It delivers superior strength, precision, and speed compared to conventional brick-and-mortar construction. Our LGSF structures are rated for wind speeds up to 180 kmph and are designed for Seismic Zone IV — meaning they are engineered to withstand India's most demanding weather conditions.

Production of your cottage at our factory takes 30 days from the date of advance payment for builds up to 1,000 Sq. Ft. On-site assembly typically takes 7–14 additional days depending on site conditions. This is significantly faster than conventional construction, which can take 6–12 months for a similar structure.

Yes. We offer Pan India delivery. Your cottage is flat-packed for cost-effective freight and transported to your site wherever in India. Our installation team travels to your location for full on-site assembly and quality inspection. Transport charges are calculated based on actual distance.

Every Boat Homz structure comes with a 20-Year Structural Warranty covering the LGSF frame and core construction elements. Our roofing system uses Technonicol asphalt shingles which carry a 50-year manufacturer warranty. The design life of the structure is 50+ years.

The client is responsible for providing an RCC plinth foundation as per Boat Homz structural drawings before dispatch. The client also arranges boarding and lodging for our installation team during on-site assembly, and any crane or vehicle rental required for installation. Site must have clear truck and crane access.

Our payment schedule is structured across 4 milestones: 10% on order confirmation, 50% before production begins, 35% after materials reach your site, and 5% on project completion. This ensures you pay progressively as the project progresses — not everything upfront.

Absolutely. Every Boat Homz cottage is bespoke. You can customize the floor plan, room configuration, external cladding, interior finishes, flooring materials, door and window types, and even the pool and deck design. Our design team works with you through a consultation process to finalize specifications before production begins.

Yes. Our popular configuration includes an integrated 180 Sq. Ft. plunge pool with a thermo-pine deck and waterfall feature. Additional features like rooftop decks, extended sit-outs, mini pools, and multi-level layouts are available as per site suitability and client requirements — discussed during your consultation call.

We use premium, trusted brands throughout: Legrand for switches and sockets, Jaquar for LED lights, Usha for fans, Essco-Jaquar for bathroom fixtures, Kajaria for floor and wall tiles, Greenpanel for wooden laminate flooring, Technonicol for the roof, and RR Kabel for internal wiring.
